In Brisbane and Moreton Bay, the best times to pressure wash driveways, paths and patios are late winter and spring (roughly August to November) and autumn once the wet season eases (April and May). Those windows give surfaces time to dry fully and stay clean before the next long humid spell.
Pressure washing in the middle of the wet season still works, but surfaces often start to regrow mould and algae within weeks, especially in shade.
Why surfaces go black here
The black, green and grey film on concrete and pavers is usually a mix of mould, algae, lichen and dirt. It thrives on surfaces that stay damp and don't get much sun, which is why the south side of the house, paths under trees and pool surrounds get it worst.
South-east Queensland's summers are warm and humid with frequent rain, which is perfect for growth. By the end of a wet summer, surfaces that were clean in spring can be slippery and stained again.

How to keep surfaces cleaner for longer
Pressure washing removes growth from the surface, but spores in the pores of concrete and pavers can regrow quickly. A mould treatment after washing helps slow that down in shaded areas.
Beyond that, the biggest help is more sun and less moisture: cutting back shrubs and hedges that shade paths, clearing leaf litter so it doesn't sit and rot on the surface, and fixing overflowing gutters and downpipes that keep areas wet. Sealing concrete or pavers after cleaning can also help them resist stains.
Mind the stormwater
In Brisbane and Moreton Bay, stormwater drains flow straight to creeks, rivers and Moreton Bay. Only clean water should go down them. Soil, leaf litter, grime and cleaning products washed into the gutter end up in local waterways, so sweep up debris first and collect what you can after washing.
DIY or professional?
Home pressure washers are fine for small areas, but they're slow on big driveways and it's easy to leave stripes or damage softer surfaces like sandstone and old pavers. A surface cleaner attachment gives a more even result on flat concrete. For large areas, delicate surfaces or heavy mould, a professional clean is usually quicker and more even.
What to clean first
If you're not doing the whole property at once, start with the areas that matter for safety and first impressions. Slippery paths, steps and pool surrounds come first, because algae on these surfaces is a genuine slip risk after rain. Next is the driveway and front path, which are what visitors and buyers see. Patios and entertaining areas can follow before the summer season.
Shaded side paths and areas under trees are usually the worst affected, but also the quickest to regrow. It's worth cutting back the plants that shade them at the same time, or they'll be green again within a few months.
Sealing after cleaning
Once concrete or pavers are clean and completely dry, a penetrating or film-forming sealer can make them easier to keep clean and more resistant to oil and leaf stains. Sealing isn't essential for every surface, and it needs reapplying every few years. For exposed aggregate driveways and pavers around pools, it's often worth considering.
